There are a number of rental scams out there, and property owners who have vacant homes or investment properties on the market need to be aware of these situations. If you aren’t vigilant, you can find yourself with a lot of legal and financial problems.
At Drake Properties, we just heard about a property owner who was victimized by such a scam. He had a house for rent and when he went to the property to show it to a potential tenant, he discovered the lockbox he had on the door was gone. Then, he discovered his key to the property did not work.
After some investigation, this property owner determined that someone had broken into the property because it was vacant, and changed all the locks. Then, he saw his home on Craigslist for rent. Someone had gone out, taken over his property and then put it online to rent at a very low rate.
This is just one example of the many different scams you need to be aware of as a property owner. If you have an investment property and you want to rent it out to tenants, we strongly recommend you market that property with a reputable property management company. Do some research on anyone you decide to work with; Google the company and check them out online so you can get a good idea of what kind of reputation they have. Make sure they are who they say they are. Find out how long they have been in business and what their current and former clients think about them.
