Many landlords are not prepared for the emergency phone calls that are bound to come in at all hours of the day and nights from tenants in a panic. You might find yourself answering such a call late at night on a Saturday, when a frantic tenant is on the other end of the line telling you that there is water pouring out of the walls, and the kitchen is flooding. Will you know what to do if you get that call?

First of all, you have to make sure you are available to take the call. If you are managing your property on your own, it’s up to you to answer the phone and handle the situation immediately. You need to figure out the first step. In this case, it would be to turn off the water. Hopefully, your tenant knows how to do that, or you can walk the tenant through the process over the phone. If not, you’re going to have to take a trip out to that property in the middle of the night to turn off the water.

Once you have done that, you need to figure out what caused the problem and assess the best way to repair the issue. You will need to have a team of trusted contractors you can call. Late on a Saturday night is not the best time to call around for a plumber or an electrician. You should have a relationship in place so that when you call with an emergency, the contractor will be able to go out to the property right away and assess the problem.

After the cause of the problem is identified, your contractors will manage the repair process. It has to get done quickly and professionally. It’s very important that the work is done right so you don’t have additional problems in the future.

Taking care of the physical property is a huge priority for you, because you want to protect your investment. However, you also have to continue reassuring your tenant as well. You need to let that tenant know that you’re taking care of this, and you will always be there when they need you or they have a problem. You cannot walk away from the tenant or the problems you might be having at your property.
