Why Rental Property Inspections are Necessary

Lets start with the types of inspections:

Move-In - This is done on the day of move-in with the tenant present. The tenant is given a Move-In/Move-Out form, also called a MIMO. This form goes room by room and allows the tenant to mark down any existing damage they see that could be deducted from their security deposit at move-out. The tenant is allowed to keep the form for a couple of days to note any additional items that are noticed prior to turning the form in. Is Your Dog’s License Current? If Not You Could Be Fined!

You may have known that for sometime (since 1933) the state of California has required that all dogs be licensed within the county they live. But are you aware that your dog needs to be microchipped, neutered (over 4 months of age*), and current with its vaccinations?

If your dog does not meet all the above requirements, then you should know the county of Riverside is handing out fines up to $412 per dog (see actual letter).

Therefore, Wally Drake will be asking all pet owners to provide proof of current licensing. This will ensure that all owners and tenants alike will avoid high fines and unnecessary trouble.

City of Riverside License - Fees for 1 year:

  • Altered Dogs $16
  • Unaltered Dogs $100

There are factors that can reduce your fees:

  • If you are over 60 years old
  • Your dog is a trained service dog

*Special circumstances can provide exemption
