We personally show your property to all prospective tenants ourselves. We do not hand out keys in exchange for a driver’s license or deposit.
We conduct a thorough screening on potential tenants that includes: credit and criminal background checks, national terrorist action list, sex offender registry, employment and residential verification, and a screening for bankruptcy and past evictions — at no additional cost to you. We handle everything, from moving your qualified tenant in, to rent collection, and all day to day affairs pertaining to your property.
We prepare the lease and all pertinent supplements necessary to protect you and your interests. We use only California Association of Realtor forms that have been reviewed by attorneys and are up-to-date on current landlord/tenant laws.
We conduct inspections upon move-in and move-out that include photo documentation of the property’s condition. Additionally, we conduct routine inspections every 6 to 12 months to ensure that issues are addressed in a timely manner. Our trusted contractors conduct any needed maintenance or repairs promptly, keeping your investment in excellent condition and maintaining the value of your property.
